12 South

The 12 South area is a definite hot spot of Metro Nashville. It’s proximity to everything is a major reason. Located just off I 65 and just a few streets from the downtown area, 12 South used to be considered the “Bad side of Belmont”. Recently, growth in shops and restaurants along with major home renovations has made this one of the hottest areas of town. This is a very walkable neighborhood with many fun, hip stores and people abound. If you want to hang your hat where everything is close, this is it. Happy Hour Hot spots, Fine dining, boutique shopping, and more! I personally like the 12 South Taproom, Burger UP, Urban Grub and the Frothy Monkey when I hit this side of town. Home sales in this area have been SUPER competitive in the last couple of years. Pricing starts at about $350k, for renovation/ tear downs and in the upper $400s for something move in ready. This area has seen tremendous growth in commercial business, as well as, the price of homes in the last few years.
